Q. What do my HOA fees cover?
A. The monthly HOA fees cover the cost of sanitation (trash pickup), personal water use, irrigation, landscaping, mowing, snow removal, gutter cleaning, pest control, and insurance on the exterior of the buildings. Interior pest control (OPC) is at owner's expense for a minimal fee.
Q. Can I plant flowers, trees, or shrubs in my yard?
A. All land outside of your unit's doors is considered Common Elements. No planting of any flowers, bushes, shrubbery, crops or trees is allowed unless there is prior approval from the Board of Directors.
Q. Can I install a storm door or patio awning or change the outside of my unit?
A. Alterations to the outside of Units require prior authorization of the Board of Directors. Examples of typical items include installation of patio awnings, storm doors, and outdoor lighting. The Unit Owner is required to provide a written request that includes a sketch or drawing of the proposed alteration along with proof of the contractor's workers' compensation and liability insurance to the Board of Directors to P. 0. Box 43325, Louisville, KY 40253 and await Board approval proceeding with alterations.
Q. Can I have pets?
A. No animals of any kind shall be raised, bred, or kept in any unit or on the general common elements, EXCEPT dogs, cats, or caged birds. Pets are not to exceed one per unit and may not grow beyond a forty-five (45) pounds weight limit.
Q. Can I rent my unit?
A. No, rentals are not allowed, including AirBnB or tenant leases. Except as provided in the Master Deed, no part of the condominium project shall be used for any purpose except single family residential housing and for which the condominium project was designed. Each unit shall be used only as a single-family residence.
Q. What are the rules about holiday decorations?
A. Seasonal decorations, including decorative lights, are permitted on the facade of the units, providing this is done in a manner not to cause damage. Holiday decorations should not be displayed any sooner than November 15th and should be removed no later than the end of the first week of January. The Board of Directors has the right to require any owner to remove any decorations upon written notification to that effect.
Q. Can I put out yard decorations in my front yard or on my patio?
A. Lawn ornamentation should not be excessive and kept to an appropriate minimum number of tasteful decorative pieces, so as to avoid looking cluttered. The Board of Directors has the right to require removal of excessive items at the Board's discretion.
Q. Is there street parking?
A. Unit Owners should park in their garages and only if necessary, in their driveways. No vehicle shall be parked in such a manner as to impede or prevent ready access by emergency vehicles, garbage trucks, or mail trucks. No parking by either Unit Owners or their visitors should restrict access to garbage cans or mail boxes. Multiple vehicle parking is requested along one side of the road. Do not park on grass as irrigation heads will likely be damaged.
